Winding Ranch Town Center Project Underway

CARMICHAEL, CA (MPG) - Earth movers have begun the excavation process on the Winding Ranch Town Center project on the corner of Manzanita Ave and Winding Way. The shopping center development by Pappas Investments is a proposed 58,000 square-foot retail development with anchor, shop space and drive-thru pads available for lease, according to Pappas Investments’ website. 

According to Sacramento County records, the 24.8-acre project proposal included 80 single-family residential homes in addition to commercial space. 

Carmichael is highlighted as the shopping center development's location for its densely populated residential area and well-established community, with 95.1 percent college educated within three miles, according to Pappas Investment’s portfolio which is found on their website, www.pappasinvestments.com.

The Carmichael lot at 4450 Manzanita Ave, which was previously home to Crestview Lanes, was purchased in 2019 by Pappas Investments with intentions of being a mixed-purpose project, according to their website.

According to Kelly Rule, in-house broker for Pappas Investments, construction on the retail portion of the project is anticipated to begin next year. As of November 2025, there is no projected completion date for the project.
