Home Sales Remain Above Average During October

SACRAMENTO REGION, CA (MPG) - New home sales in the Sacramento region rose modestly in September and remained above the historical average for this time of year, the North State Building Industry Association announced on Nov. 11.
Building Industry Association-member builders reported 507 home sales, an 18 percent increase from September and a decline of 5 percent from October 2024. This year’s total marked the fourth-highest October in the past decade. Since 1997, October sales have averaged 386.
Building Industry Association President and CEO Tim Murphy said that many prospective buyers appear to be waiting for mortgage rates to fall further before committing to a purchase. Mortgage rates have dipped below 6.5 percent but, he said, many buyers believe rates might continue to decline.
Murphy said that sales are also being supported by incentives offered by many area builders to help improve affordability. These incentives can make homeownership attainable for more families, Murphy said, and he encouraged prospective buyers to visit new home communities while the offers remain available.
Interest rates are only one factor affecting affordability, according to Murphy. He said that the Building Industry Association will continue working with local governments to reduce regulations that slow construction and to lower development fees, which now average more than $100,000 per home.
Roseville recorded the most sales in October with 99, followed by Rancho Cordova with 92. Elk Grove reported 63 sales, while Plumas Lake reported 43 and Lincoln reported 41. Sacramento ranked sixth with 40 sales. Other totals included Natomas with 29, El Dorado Hills with 27, Rocklin with 20 and Antelope with 10.

The association noted that it is no longer publishing detailed home price data, due to confidentiality requirements from builders.
